RENT PAYMENT TERMS
Rent is due on the first day of each month.
The monthly rental rate is $1900

If you anticipate being unable to pay your rent in full by the due date, please contact us as soon as possible to discuss arrangements.

EMERGENCIES
In the event of an emergency, please contact the appropriate authority (e.g., 911) if required. After doing so, contact either Chris or Josh by phone and continue trying until one of us is reached.
If the situation is not life-threatening but may cause damage to the property (e.g., flooding), please call us directly. If you are unable to reach us, follow up with a text message to both of us .
GENERAL MAINTENANCE
For general maintenance requests or concerns, please complete the form located on this page.
QUIET ENJOYMENT & CONDUCT
The Tenant must not unreasonably disturb, interfere with, or obstruct the quiet enjoyment, rights, or interests of other occupants or neighbours, in accordance with the Residential Tenancy Act.
Noise must comply with applicable local bylaws at all times.
Quiet Hours (Guideline): 11:00 PM – 7:00 AM
The rental unit is for residential use only.
The Tenant is provided with a private entrance and one (1) off-street parking space.
The patio adjacent to the suite kitchen is for the exclusive use of the Tenant.
The backyard is a shared area and must be used in a reasonable and respectful manner.
Shared areas must not be exclusively occupied or left in an unclean condition.
Parking is limited to one (1) vehicle unless otherwise approved in writing.
No additional vehicles, trailers, recreational vehicles, or guest parking without permission.
Vehicle repairs, maintenance, or storage of inoperable vehicles on the property is prohibited.
The Tenant is responsible for any damage caused by vehicle leaks or misuse.
Smoking (including tobacco and cannabis) is strictly prohibited anywhere on the property.
Vaping is permitted but must not interfere with the enjoyment of others.
Pets are not permitted unless expressly approved in writing in the Tenancy Agreement or by written consent of the Landlord.
Where pets are permitted:
Only the specific pet(s) listed and approved in the Tenancy Agreement are allowed on the property.
The Tenant must ensure pets are properly cared for and do not disturb others.
The Tenant must immediately clean up after their pets on the property.
The Tenant is responsible for all damage caused by pets.
Restrictions:
No additional or replacement pets are permitted without prior written consent of the Landlord.
Non-traditional or exotic animals (including reptiles, snakes, etc.) are not permitted unless expressly approved in writing.
The Tenant must maintain the rental unit in a reasonably clean and sanitary condition.
The Tenant must promptly report any maintenance issues or repairs required.
The Tenant must not misuse plumbing, including disposing of grease, wipes, or non-flushable materials in drains or toilets.
The Tenant is responsible for maintaining ordinary cleanliness, including regular garbage removal and proper food storage to prevent pests.
The Tenant must take reasonable steps to prevent mold, mildew, or excess moisture (including using ventilation fans where provided).
The Tenant is responsible for any undue damage or cleaning required due to neglect or misuse.
The Tenant must not make alterations, additions, or installations (including painting or fixtures) without the prior written consent of the Landlord.
The Tenant must not install or use any cameras, video recording devices, or surveillance equipment that capture or monitor any area outside the interior of the rental unit, including but not limited to entrances, yards, driveways, or neighboring properties.
Cameras or recording devices may only be used within the interior of the rental unit and must not infringe on the privacy of others.
The installation of any permanent or mounted surveillance equipment requires prior written consent of the Landlord.
Guests are permitted for reasonable short-term stays.
Any guest who resides in or occupies the rental unit for more than twenty-one (21) cumulative days in any twelve (12) month period, without prior written consent of the Landlord, will be considered an occupant of the rental unit.
All occupants must be approved in writing by the Landlord in advance. The Landlord may require reasonable information about any proposed occupant prior to giving consent.
The Tenant is responsible for the conduct of all guests and occupants.
The Tenant is responsible for obtaining and maintaining valid tenant insurance for the full duration of the tenancy.
Utilities may be included in rent as specified in this Tenancy Agreement.
The Tenant must use utilities in a reasonable and responsible manner consistent with ordinary residential use.
The Tenant must not engage in unreasonable or wasteful consumption of utilities, including but not limited to excessive water use, continuous or unnecessary heating/cooling, or use of utilities for non-residential or high-demand purposes.
